What is the difference between Planning and Building Control?
There remains a lot of confusion between the roles of planning and building control. In simple terms planning is concerned about the appearance of a development and how it will affect people. The decisions are made in accordance with local and national planning policies.
Building Control on the other hand is concerned with how the development is built; ensuring works are satisfactory in relation to various matters - for example structural stability, fire safety, sound insulation, etc. Works are checked in accordance with national guidance in the form of approved documents and relevant British and European Standards, although alternative methods can be adopted so long as satisfactory substantiating details are provided.
